Kingscrown Group and SEP Management: A Trusted Partnership in Property Security and Management

Introduction

Established in 1997, Kingscrown Group is a highly respected property investment and development company with over 200 years of combined experience in UK commercial, land and property investments. Managing a diverse portfolio of more than 50 sites and over 300 tenants, the company has built a strong reputation for delivering high-quality developments, creating value through strategic investment and maintaining exceptional standards across its properties.

As a business operating across multiple locations, Kingscrown understands the importance of working with trusted local partners who can provide reliable, responsive support on the ground.

Project Overview

When Kingscrown Group acquired a property at Sunderland Enterprise Park, they faced the challenge of securing and managing the building during a period of vacancy and refurbishment. With their head office located in Stockport, it was essential to identify a local partner who could provide a visible presence on-site and ensure the property remained secure throughout the project.

The building required regular monitoring and maintenance while vacant, alongside security patrols to deter unauthorised access and anti-social behaviour. As refurbishment works progressed, Kingscrown also needed a long-term solution that would support the transition from an empty property to a fully occupied commercial building.

Following discussions with SEP Management, Kingscrown quickly recognised the value of working with a company that not only possessed extensive security expertise but also had an in-depth understanding of Sunderland Enterprise Park and the wider area.

Director of Kingscrown Group, Daniel Pollock, explained:

“As our office is based in Stockport, it was essential we had a local company in the Sunderland area who we could rely upon.

After speaking with Angela and Paul, it became clear that their experience and knowledge of the area was second to none, giving us confidence they could maintain and monitor the building during the refurbishment process and after.”

SEP Management initially provided security and property monitoring services to protect the vacant building while refurbishment works were underway. Recognising the need for enhanced security measures, Kingscrown also required the installation of a new CCTV system.

Drawing upon their local knowledge and network of trusted suppliers, SEP Management recommended a local specialist to carry out the installation. This collaborative approach ensured the project was delivered efficiently while supporting local businesses within the region.

Daniel continued, “Not only did SEP Management support us to maintain the building, however, as we also required a new CCTV system, using their local knowledge, they were able to recommend a local business who could install this for us. The collaboration between local suppliers was excellent.”

Once the CCTV system was installed, SEP Management assumed responsibility for monitoring the system from its state-of-the-art control facility located within Sunderland Enterprise Park.

Alongside CCTV monitoring, SEP’s team conducted regular patrols of the building and surrounding areas, including the car park, responding quickly to any incidents and dealing appropriately with trespassers, whether through direct intervention or by liaising with local police when necessary.

This proactive approach provided Kingscrown with complete peace of mind, knowing their investment was being protected by a trusted local partner.

The Outcome

Since partnering with SEP Management in 2020, Kingscrown Group has benefited from a comprehensive security and property management solution that has helped safeguard its assets and create a secure environment for tenants and visitors alike.

The ongoing relationship has enabled Kingscrown to focus on developing and managing its portfolio, confident that day-to-day security and monitoring requirements are being handled professionally and efficiently.

Reflecting on the partnership, Daniel said, “The support from SEP Management has helped us enormously. They have not only maintained the area but have also ensured it is a safe environment for our tenants and a safe place for people to operate in.

Having used the services of SEP since 2020, I can highly recommend their services. They’re always quick to respond to any queries, easy to get hold of and are always the utmost professionals.”

For SEP Management, the partnership demonstrates the value of combining local knowledge with a customer-focused approach.

Angela Rayne, General Manager at SEP Management, added, “It’s been great for us to work with Kingscrown Group, ensuring their properties across the Enterprise Park are safe and secure.

We pride ourselves on our knowledge of the area and our experience in supporting businesses across Sunderland Enterprise Park. Our continuing relationship with Kingscrown demonstrates our commitment to delivering reliable, responsive services and building long-term partnerships with our customers.”
